When new homeowners purchase or sell a home, the inspection report will provide details that can reveal some insight into the quality of the appliances in the home your about to buy or sell.  When air conditioning and heating systems are listed as "original appliances" to when the home was built.  Obtaining information on the original square footage of the home compared to the present square footage can help determine if the Air Conditioning system(s) have been taken into consideration, as added space was constructed.  


In 1970s, a standard home averaged about 1,500 square feet.  Enough space for a family of 3 to 4.  Decades later, we find homes have become larger, wider, and more architecturally creative in design.  With an added bedroom ranging between 250-450 additional square feet and an added bathroom averaging between 36-40 square feet.  These added rooms can cause trouble for a smaller system not equipped for the size of the new floor plan.   The City of Austin Marketing Analysis, reported "Thirty-eight percent of Austin's housing stock was built between 1970 and 1990--which was a period of high population growth (as discussed in Section I) and associated housing unit growth.  Another 36% of homes were built between 1990 and 2009."


A 2018 study by Lending Tree ranked, Austin Texas at number 5 in a list of "Top 45 cities ranked by median single-family house size."  Coming in at 1,861 square footage, many floor averaged two bedrooms and one/half bathrooms.  Added with more recent events, the Covid-19 pandemic prompted many homeowners to make repairs and upgrades to include an office, gym, or additional living space to their home.  



4 QUESTIONS TO ASK WHEN ADDING ADDITIONAL SPACE TO A HOME:

 

Question: Does the new space have windows facing towards the path of sun throughout the day?

      

Question: Will there be electronics in the added space that emit heat?  Such as computers or electronics

 

Question: Is the Air conditioning unit big enough to cool the added space?

 

Question: Will the added space have the proper insulation?


(It is equally important to take into consideration what the additional living space will be used for in the home, to ensure the air conditioning system(s) can manage efficiently.)
